Effective from 1 October 2026
Practical rules for staying at the Deer Villas villas: arrival and departure, quiet hours, pool, electricity, dogs and safety. They supplement the terms and conditions.
1.1. The house rules supplement the Deer Villas terms and conditions in practical matters of operation, safety and use of the villa. They apply to everyone who stays in or visits the villa.
1.2. In the event of a conflict, the booking confirmation prevails, then the terms and conditions, and only then these house rules.
1.3. The person who made the booking informs all members of their group of these rules and is responsible for their compliance.
2.1. We hand over the villa from 15:00. Please let us know your approximate arrival time in advance so that someone is waiting for you and shows you around personally.
2.2. On arrival you will present an identity document (passport) for all adult guests. We need the details for the mandatory registration of foreign guests with the Thai immigration office.
2.3. At handover we record the electricity meter reading together and walk through the villa. Please report any evident defects immediately, within 24 hours at the latest.
2.4. Check-out is by 11:00. Before leaving, return all keys and access devices, allow an inspection of the villa and a joint meter reading. A later departure is possible only by prior arrangement and may be charged.
3.1. Do not lend keys or access devices to anyone and do not leave them unattended. Report a loss immediately; the cost of replacing the lock is borne by the guest.
3.2. Close the windows and lock the doors when leaving the villa. The provider is not liable for money, documents and valuables left unsecured.
4.1. Only the persons named in the booking may stay overnight in the villa, up to the villa's capacity.
4.2. Daytime visitors are allowed only with our prior consent. A visitor may not stay overnight without consent and any applicable surcharge.
4.3. Parties, weddings, commercial photo shoots, filming and other events beyond an ordinary holiday stay are not permitted without written consent.
5.1. Quiet hours are from 22:00 to 08:00. Please keep music and loud entertainment down during this time, outdoors as well; sound carries far in the tropics.
5.2. Respect the neighbours, the staff and local customs. Illegal activity, possession of prohibited substances and aggressive behaviour mean immediate termination of the stay without refund.
6.1. Smoking, including electronic cigarettes, is prohibited inside the villa. Smoking is allowed only in the designated outdoor areas; cigarette ends belong in the ashtray.
6.2. Open fire, barbecues outside the designated spot, unattended candles and pyrotechnics are not allowed without our consent.
6.3. Do not block escape routes and do not tamper with fire extinguishers, the electrical switchboard or the pool equipment. In the event of fire, water leakage or other danger, call us immediately and, depending on the situation, the emergency services.
7.1. The pool is not supervised. You use it at your own responsibility, with regard to your state of health and swimming ability.
7.2. Children and persons requiring supervision must be under constant adult supervision at the pool and in the garden.
7.3. Glass, dangerous objects and substances that may damage the filtration or the water quality do not belong in the pool. Please shower after applying sunscreen.
7.4. Do not tamper with the pumps, filtration or irrigation. Report any contamination of the pool or a fault to us as soon as possible.
8.1. Electricity is paid according to actual consumption, 8 THB per kWh, based on the meter readings at arrival and departure. It is billed at departure.
8.2. Switch the air conditioning on only in the room you are in and switch it off when leaving the villa. Open windows and doors while the air conditioning is running increase consumption considerably.
8.3. Water is included, but it is scarce on the island, especially in the dry season. Please do not let it run unnecessarily.
8.4. Power or internet outages happen occasionally on the island and are beyond our control. Let us know if they last longer than usual.
9.1. The price includes cleaning once a week, including a change of bed linen and towels. For stays longer than a week we will agree the date with you.
9.2. Put waste in the designated bins and sort it according to the labels. Do not leave food leftovers lying around; they attract insects and animals.
9.3. Keep the dishes and the kitchen reasonably tidy. Extraordinary soiling beyond normal cleaning is charged at actual cost.
9.4. We enter the villa after prior notice for cleaning, maintenance, pool and garden care. Without notice only in the event of an emergency or danger to persons or property.
10.1. Your dog is welcome if it was stated in the booking and we confirmed its stay.
10.2. The dog is not allowed on beds, sofas or upholstered furniture and is not left unattended in the villa or on the grounds.
10.3. Clean up after the dog in the garden regularly and make sure it does not escape from the grounds or disturb the neighbourhood by barking.
10.4. The guest is liable for damage, extraordinary cleaning and other costs caused by the animal.
11.1. The villa stands in a tropical garden. Insects, geckos and small animals are part of it, as are heavy rain, wind and high humidity. Keep the insect screens and doors closed.
11.2. Drive carefully on the island; the roads are narrow and steep. A helmet is mandatory on a scooter.
11.3. Travel documents, visas, fitness to travel and travel insurance are the guest's responsibility.
12.1. Report any damage or defect to us immediately. The guest is liable for damage caused by guests, visitors or animals; normal wear and tear is not charged.
12.2. Justified claims for damage, extraordinary cleaning, lost keys or unpaid electricity are settled from the security deposit; the guest pays any documented difference above it.
12.3. A serious or repeated breach of these rules may lead to early termination of the stay without a refund, as provided in the terms and conditions.
