A short overview: how much you pay, when, how, what is included and what the security deposit is. The binding wording is in the terms and conditions.
The price is for the whole villa and the whole stay, not per person. We show it in euros; amounts in other currencies are indicative and the price and currency in the booking confirmation are decisive. The price includes water, wifi, bed linen and towels, cleaning once a week and the final cleaning. Electricity is not included: it is paid at departure by the meter, 8 THB per kWh, in Thai baht or by set-off against the security deposit (article 5 of the terms).
A deposit of 30 % of the price of the stay is due within five days of the offer, the remaining 70 % no later than 30 days before arrival. For a booking made 30 days before arrival or less, the full amount is payable at once. The contract is concluded when you accept the offer and the deposit is credited; until then we only hold the dates. Bank fees are borne by the guest (articles 4 and 5 of the terms).
By card through the secure payment gateway directly when booking, or by bank transfer using the details we send you by e-mail, with the booking number as the payment reference. A payment is made when the full amount is credited to the account. Payments are collected by Zanero Group s.r.o. in the name and on behalf of the provider.
A refundable security deposit is lodged before you take over the villa: 20,000 THB for a one-bedroom villa (indicatively 500 EUR) and 30,000 THB for a two-bedroom villa (indicatively 800 EUR), by transfer as stated in the confirmation or in cash in baht at check-in. It is returned after inspection of the villa within seven working days of departure at the latest, after deducting electricity, services and any documented damage (article 9). Services ordered during the stay, such as a transfer, extra cleaning or a late check-out, are paid on site in Thai baht.
Cancellation more than 60 days before arrival is free of charge and payments received are refunded. From 60 to 30 days before arrival the cancellation fee is 30 % of the price of the stay; less than 30 days, no-show or early departure 100 % (article 7). Any overpayment is refunded the same way you paid, within 14 days of confirmation of the cancellation at the latest. If the provider cannot host you, payments for the part of the stay not provided are refunded (article 8).
